How the furnishing budget works
The calculator estimates the one-time cost to furnish and equip a short-term rental, room by room. It uses the property size, number of bathrooms, outdoor space, and quality level you choose. You can change the quantity of any line item or remove it.
What it covers
- Bedrooms: beds, mattresses, bedding, and storage
- Living and dining areas: seating, tables, lighting, and a TV
- Kitchen: cookware, dishes, small appliances, and coffee setup
- Bathrooms: towels, mats, and guest essentials
- Outdoor space, smart locks and other technology, and starting supplies
What moves the total
The total depends on the number of beds and rooms, the quality level, whether you buy new or used, and what the property already has. Item prices are sample starting points. Use the market adjustment to move the total toward quotes for your property.

How much does it cost to furnish an Airbnb?
Most Airbnb furnishing budgets fall between $5,000 and $50,000+, depending on property size, quality level, and outdoor space. Studios and small 1-bedrooms sit near the low end. Larger homes and premium furniture push the budget higher. Use the calculator on this page for a line-item estimate.
What furniture do I need for a short-term rental?
You need beds with good mattresses, sofas, a dining table and chairs, dressers, and nightstands. Add desks if you're targeting business travelers. You'll also need kitchen basics, linens, towels, and decor.
Should I buy new or used furniture for my Airbnb?
Use a mix. Buy new mattresses, sofas, and anything that affects guest comfort or hygiene. Save money by buying dressers, accent furniture, artwork, and decor used or thrifted.
